Investor Management Services offers a full service program that includes financial and property management services.
Financial
- Collect rent and other amounts due under the terms of the lease agreement
- Retain all refundable security deposits until resident vacates
- Manage renovation escrow account
- Disburse monthly Homeowner's Association Dues and related operating expenses
- Maintain accurate records of all funds received and disbursed in connection with the Unit (records open for inspection by Owner at all reasonable times)
- Provide monthly financial statements
- Disburse excess funds to owner on a monthly basis
- Negotiate vendor pricing to leverage supply costs
Property Management
- Hire and manage professionally trained associates
- Market the availability of and lease vacant units
- Perform routine market analysis on rents and related specials
- Provide comprehensive screening on all applicants
- Ensure Fair Housing compliance
- Negotiate, prepare and execute rental and associated agreements
- Enforce the terms of the rental agreement
- Communicate all pertinent resident activity
- Perform daily property inspections
- Evaluate and select suppliers using multiple criteria (price, quality, service support, availability, reliability and product selection)
- Provide 24-Hour emergency repair service
- Expedite and manage all warranty and non-warranty repair and/or replacement issues providing owner communication for all repairs exceeding $500.00
